HOMEBUYERS: Should you accept a seller credit or ask for repairs prior to closing?
You’re doing an inspection to buy a home and you find things that need to be fixed, you ask the seller to fix them and the seller says let’s just give you a credit so you can do them yourself after closing. the seller is always going to want to give you a credit towards you doing those repairs after closing so they don’t have to deal with it. Sometimes this is ok for things that are straight forward, but for complex repairs like a sewer line, you are assuming a lot of risk if you just take the credit and deal with it yourself. You’d better be sure the repair can be done for the price that’s been estimated, if you’re not sure, you may want to push back and say nope, I’m not willing to risk having this repair cost a lot more than the bid. I need to it done prior to closing.
